Kaplan Residential has secured approval for its inaugural major project in South Florida – a six-story mixed-use development known as Generation at Wilton Manors

The project, encompassing 190 apartments, will be situated on a 3.6-acre parcel across several addresses, including 1209, 1225, and 1401 Northeast 24th Street, as well as 2449 and 2430 Northeast 13th Avenue. 

Additionally, the development will feature 9,031 square feet of commercial space, with an estimated completion and occupancy target of 2027, as indicated by Morris Kaplan, the president of Kaplan Residential, during a recent Wilton Manors City Commission meeting.

Addressing potential challenges, Kaplan acknowledged the current difficulty in securing financing for the project, emphasizing the complexities in today’s financial landscape. However, he expressed optimism about the improved state of the supply chain compared to previous years.

The site plan for Generation at Wilton Manors outlines specific allocations for the commercial space, earmarking approximately 4,300 square feet for a restaurant or café, 2,000 square feet for retail, and 1,400 square feet for office use. 

Michael Vonder Meulen, a consultant to Kaplan Residential, emphasized the development’s goal of creating a vibrant live, work, and play environment during the commission meeting.

In a unanimous decision, the Wilton Manors Commission approved the rezoning of part of the development site located at the northeast corner of the Florida East Coast railroad and Northeast 24 Street intersection. The commission also granted permission to vacate 1,000 square feet of public right of way on Northeast 24 Street, allowing Kaplan Residential to incorporate it into the development site. 

Three parcels, including the right of way and a 720-square-foot parcel formerly owned by Florida East Coast Railway, were rezoned from “limited industrial” (LI) to “transit-oriented corridor east” (TOC-E). Another 4,201-square-foot parcel at 1401 Northeast 24 Street, currently occupied by a single-family home slated for demolition, was also rezoned from “multifamily” (RM-16) to TOC-E. 

Kaplan Residential, originally founded in New Jersey in 1952, relocated its headquarters to Bay Harbor Islands in 2004, focusing its development efforts primarily in Georgia and the Carolinas. The company’s portfolio in Florida includes projects such as Generation Venice and Generation Englewood on the Gulf Coast.
